With client permission, Advanced CAD Ltd
will work with associate Engineers, Quantity Surveyors,
Land Surveyors and companies who can assist with the design
or materials.
DESIGN
Every
space has a purpose.
Good design will ensure that its functionality is
achieved.
Following
a meeting with the client, Advanced CAD Ltd will create a
concept taking into account the various council rules and
regulations as well as the client’s requirements and
budget. This
concept is then presented and discussed with the client and
following any changes, the final plans are created ready for
submission to the council.
On
many occasions our clients will have a custom design that they
have created.
These plans will be drawn up and any possible
improvements will be discussed with the client prior to
completing the final drawings.
Alterations
are often restricted by the previous design but the team’s
knowledge and expertise means that Advanced CAD Ltd will
always offer practical and affordable advice to ensure that
their client’s vision is achieved.

BUILDING
CONSENT
Ultimately, this is the goal - obtaining
building consent based on the NZS 3604:1999 Timber Framed
Buildings and theNew
Zealand Building
codes.
In
most cases obtaining building consent involves the lot or
section being surveyed and when beams or lintels no longer
fall within the NZS 3604 standards then we will need to work
with an Engineer (this may be one that the client has
appointed).
Nowadays,
leaky buildings are at the forefront of most people’s minds
when it comes to design.
The councils now insist that any area that has the
potential to leak must be detailed on the drawings. Again this is where
our knowledge and experience come into play. Once the councils have
approved the details for building then inspections will take
place to ensure that the building is built in accordance with
the approved plans.
These additional requirements on the plans
unfortunately increase the cost, but are vital in the long run
to avoid any leaky buildings.
The
Building Act 2004 was introduced to improve controls and
building practices in the New
Zealand building
industry. It is
about ensuring that buildings are designed and built right the
first time.
